How to Keep Your Commercial Office Building Safe for Tenants

If you own an apartment complex or duplex, you'll want to do everything you can to keep that property safe for your tenants. You can take steps to keep these individuals secure and well when they spend time inside or outside the building. These are some tips for ensuring your tenants are always well.

1. Install Security Cameras

Security cameras will help you and your tenants stay safe and save you from additional expenses and legal trouble. You can opt to have cameras installed on any part of the inside or outside of the buildings. That way, you can monitor what's happening around the buildings and have proof if something happens to one of your tenants' properties or some of their belongings. You can assist with police reports or terminate the leases of tenants who rob or disturb other tenants. Energy use in the U.S. is doubling every 20 years, so when choosing security cameras, it may be wise to look for an energy-efficient option.

2. Hire Armed or Unarmed Security Guards

Another way to protect yourself and your tenants is by hiring private security guards to work on your property. You can choose from a variety of guard types. Armed guards are the safest, but they will cost the highest amount of money. Unarmed guards can assist with mischief and try to keep things in order. However, they may not be effective in more serious matters.

You might also want to employ someone to work at the gate of your gated community. These individuals check the IDs of people visiting the property and record the information. If anything unsafe or criminal happens, the guards have the information they need to tell the police.

3. Take Care of Ice and Snow ASAP

There isn't much you can do when inclement weather hits your community. However, you can try to keep the people who live on your property safe and clear of danger. The way you can do that is by ensuring they're free of slip-and-fall accidents. These types of incidents affect more than 1 million people in the U.S. Those are a lot of cases. You can vastly reduce the risk of these accidents by ensuring you clear all snow and ice from the premises when bad weather strikes. You can hire professionals to do it or take the appropriate steps yourself. The sooner you clear these items, the less of a chance your tenants will hurt themselves.

4. Fix the Grout

Over time, grout can get old, mildewed, and worn. Bad grout can open the door to a lot of problems your tenants should not have to deal with. For one, it can cause a crack in a window that could let unwanted air or water in. The idea of bug infestation might worry some of your tenants as well.

It's best to invest the money into resolving the problem before it becomes a major issue. You can contact a professional in your area and ask them what they can do to treat the property. Additionally, you can hire experts to put some new grout where the old stuff is worn. Epoxy, sanded, and unsanded grout are the most common types contractors use on their clients' properties.

That isn't the only way you can protect your tenants from slips and falls, though. You can also ensure that they all have high-quality flooring in their homes. Additionally, you can give them some pamphlets about how to protect themselves from incidents. That way, you can empower everyone in your community, which is a great thing.

Now you know exactly what you need to do to protect your tenants. You can start with these few suggestions and do more as you evaluate your surroundings. You will probably get better at protecting your people over time. Best of luck, and enjoy your business and investment properties.
